Many years ago a friend of mine brought their son to see me because he wanted to buy a block to build his first home, and they wanted advice.

He had already gone to the bank, had a solicitor and had his own idea of what he wanted. In his mind the perfect home needed at least a one acre bush block. At the time I didn’t have anything on the market to match what he wanted, but like all good real estate agents, I said I would find something. Let’s face it, how can refuse the chance of a sale.

I went through my dairy and green book for appraisals. What is a green book you ask? It’s my book of leads, a list I had built up over years with contacts and properties. I found a client who had exactly the block he was looking for. I approached the owner of the block and told him l had a client looking for his type of property and I told him the price the buyer had suggested.

The vendor didn’t have to think for long, he was happy with the offer and said he would sell. The sale went through without a hitch and the happy purchaser started to get plans drawn up for his new dream home.
12 months later the young fellow’s situation had changed and now he wanted to sell. This time I went back to my green book and found a buyer, and I sold the property with plans for the house. The sale ended up being double the original price after costs.

Result: a very happy client who has gone onto make numerous real estate deals since – he’s a developer. From humble beginnings to great profits.
